Porter's View

Porter's View is an exclusive development of five bungalows in the lovely village of Tean in rural Staffordshire.

The Bungalows are designed and built specifically for singles and couples over 55 who require a relaxed carefree living environment.
Situated 350 meters from the centre of Tean Village, Porter's View is ideal for those who enjoy their independence. Residents have all the benefits of living in a community with local facilities as well as access to public transport, yet are only a short car journey or bus ride from the nearest town or city centre.

The properties were built using the latest available technology, including Solar Power, to minimise running costs and maximising energy efficiency.
Three of the five properties have an Energy Efficiency Rating of 'A', a standard reached by less than 1% of properties in the UK.

A comprehensive maintenance package is included in the rent, ensuring that all our Bungalows and Gardens are maintained to a very high standard.

Our goal is to offer our tenants the flexibility to be as involved in Porter's View and its surroundings as much or as little as they like, with the knowledge we are there to ensure everything is taken care of.

Dedicated Buildings and Facilities Support

Residents are provided with a telephone number to contact their dedicated Property Manager, who will be available on weekdays between 9.00am-5.00pm in the event of an issue with the property or maintenance. In addition, a weekly visit will be made by the Property Manager to make sure everything is OK on site and answer any questions that our residents may have.

Internal Facilities

All properties have been designed for residents with mobility issues in mind. Kitchen units with hide and slide waist high ovens are standard, lever taps are fitted throughout and grab rails are available in and around the property as required.

Disabled Access

All properties have disabled access at the front, providing access throughout the gardens and the communal areas. There are no steps at the front or rear of the properties, and internal doors are wide enough to accommodate wheelchairs.

Wet Rooms

The bungalows benefit from wet rooms, with a large shower area, tiled floor to ceiling to remove the requirement for decoration.

TV, satellite, FM and DAB

A centrally managed system has been installed to provide TV, satellite, FM and DAB radio to all properties in both the lounge and bedroom. In addition a cable link is provided between the lounge and bedroom to allow residents to playback in one room and watch in another.

Security CCTV

The site is covered by a CCTV system, which will monitor and record the site 24 hours per day. This system is integrated into the TV system, which will enable residents to view the cameras live on their TV at any time using Channel 800.

Solar Panels Bungalows 3, 4 and 5

Bungalows 3, 4 and 5 have solar panels fitted to the roof at the rear. The system provides a variable amount of free electricity during daylight hours. Any surplus electricity not used in the bungalow is diverted to the immersion heaters, heating a large hot water tank in the loft. The solar system and the high level of insulation has resulted in an EPC rating of "A". Less than 1% of properties in the UK reach this standard.

Emergency Lighting

In the event of a power cut, emergency lighting is fitted in the kitchen / lounge and bathroom areas.

Storage

All properties have a spacious, fully boarded and insulated loft area with fluorescent lighting. The floors are load bearing suitable for storage.

24 Hr Emergency Support

If required, residents will have the facility to summon healthcare support 24 hours a day. This support will be provided by Tunstall Healthcare UK Ltd, a national organisation who specialise in the provision of care and assistance to enable independent living.  Whilst PV Housing will pay for the system installation and setup, the system requires a telephone line and has an ongoing monthly charge, which will be the responsibility of the resident.

External Facilities and Maintenance

Clothes Drying Facilities

In addition to external rotary clothes lines, communal facilities for drying clothes are provided in the central area of the site. These facilities are token based with a number of tokens supplied to each property per week, free of charge.

Communal Gardens

The site benefits from excellent views across the Tean valley from the front of the properties. To maximise this, gardens to the front and rear of the properties are communal areas available for all to use. All Gardens will be maintained by PV Housing and are available for individual use, such as hanging out washing, seating etc.

Waist High Planters

Waist high planters will be made available in the communal area for those who wish to garden, but find it uncomfortable to bend or kneel. If residents do not wish to garden, these will be maintained by the gardening staff employed by PV Housing.

Seating

Several seating areas are available to residents, where benches have been placed amongst the planters and in positions that benefit from the lovely views of the village.

External Power Supply

An external 13 Amp power supply is provided at each residence for the charging of mobility scooters if required.

Parking

A total of six parking spaces are provided on site, five standard and one disabled. In addition, emergency vehicle access is provided up to the middle of the site. Residents will have no designated parking to ensure maximum flexibility for visitors and support staff, for this reason residents are limited to a maximum of one vehicle per bungalow.

Waste Management

A dedicated area is set aside for the storage of dustbins, which is central to the site and available to all. PV Housing Ltd will apply to Staffordshire Moorlands District Council for the refuse collectors to collect and return the dustbins to the designated area on the site. Our maintenance staff will be responsible for the cleaning of the dustbins, and to increase the number if required.
